The demolition of an existing structure and existing hardstanding areas, and the construction of a business park comprising 5no. single-storey light industry /warehousing/distribution/logistics buildings (B1-B5) ranging in size from c.2,600.7m2 to c.7,602.8m2 (total c. 23,534.2m2) each to include a 2-storey internal ancillary office area, apart from building B3 where the 2-storey ancillary office area is external; external yard areas; dock levellers; 3no. substations; single-storey security hut (to include rooftop solar PV panels); car parking, cycle parking, motorcycle parking and truck parking; internal palisade fencing; tree protection fence; signage, including a stand-alone totem sign; 1no. new vehicular/pedestrian/cyclist access and 1no. new gated pedestrian and cycle access; closure of 2no. existing accesses; shared pedestrian/cycle path on the public road (L7078); and all site development, drainage, lighting, boundary treatment and landscaping works. Planning Permission is sought for at Evergreen Business Park (under construction), Permitted under application register reference 21/6427 (ABP-313508-22), at the former Pharmachem site, Wallingstown, Little Island, Co. Cork. The construction of a single-storey extension to the permitted single-storey light industry/warehousing unit B2, the omission of the permitted 2-storey internal ancillary office area to unit B2, and the amalgamation of the extended unit B2 and permitted single-storey light industry/warehousing unit B3 to form a new single-storey light industry/warehousing unit B2. The proposed development will also include the construction of an extension to the permitted two-storey external ancillary office to the amalgamated new unit B2; Elevational changes to include revisions to permitted doors, roller shutter doors, fenestration and signage; Modifications to the external yard to provide 2no. additional dock levellers (a total of 10no. dock levellers overall); Modifications to the permitted car parking and cycle parking; and all site development, drainage and landscaping works.

The change of plan proposes the construction of 1 no. single-storey light industry/warehousing unit (Unit B2) to replace 2 no. light single-storey industry/warehousing units (units B2 & B3) permitted under 21/6427 (ABP-313508-22). The proposed unit will include an ancillary two-storey office area, and will include dock levellers, signage and modifications to the permitted car parking and cycle parking, as well as site development , drainage and landscaping works.

The change of plan proposes the subdivision of 1 no. single-storey light industry/warehousing unit (Unit B2) to provide 2 no. light single-storey industry/warehousing units (units B2 & B3). The proposed unit B2 will include an ancillary two-storey office area with associated new entrance door and fire escape door at ground floor and new fenestration on the ground and first floor north and east elevations. The proposed unit B3 will include an additional floor (2nd floor) and a corresponding increase in height of the roof to the permitted ancillary two-storey office area, with the parapet to match the permitted building parapet height, and additional fenestration on the second floor north, south and east elevations. The proposed development will also include amendments to the permitted cladding on the east elevation; additional signage to the north and east elevations; modifications to the permitted cycle parking, and all site development and drainage works.
