Cabin & Modular Home Suppliers
High demand since the 32-45 sqm garden dwelling exemption opened up.
Since 27 July 2026, a habitable garden dwelling from 32 sqm (45 sqm combined with existing garden structures) can be built without planning permission under Class 3A. Demand is strong, but the units must fully comply with the Building Regulations. If you can certify compliance, say so when you register -- we prioritise suppliers who build to dwelling standard.
Assigned Certifiers
Exempt from planning does not mean exempt from building control.
Homeowners going down the Class 3A or large-extension route need a registered professional to inspect and certify the work.
