What do the zoning categories mean?
Zonings are grouped into national categories: Residential (R), Commercial (C), Mixed Use (M), Green Space (G), Primary Production such as agriculture (P), Social/Community (S), Networks and Utilities (N), and Other (O). Each zoning carries an objective in the development plan that says what kinds of development are permitted in principle, open for consideration, or not permitted.
My land has no zoning. What does that mean?
Land outside towns and villages is often unzoned. Development on unzoned rural land is assessed against the county development plan's rural housing and countryside policies rather than a zoning objective.
Can I build a house on agricultural land?
Usually only with planning permission, and most county development plans restrict new rural houses to applicants with a local housing need. Rezoning happens through the development plan review process, not through an individual planning application.
