The construction of a new housing estate development consisting of: a) 27 no. residential units comprising of: 8 no. 3-bedroom houses, two-storey semi-detached, i.e. Type A. 2 no. 4 bedroom houses, two-storey semi-detached, i.e. Type B. 1 no. 2 bedroom house, single-storey detached bungalow, i.e. Type C. 12 no. 2-bedroom apartments, two-storey terraced, i.e. Type D. 4 no. 2-bedroom apartments, two-storey semi-detached, i.e. Type E. b) Demolition of existing dweling house. c) 46 ancillary car parking spaces within the development. d) The construction of vehicular and pedestrian access points to the site. e) Pedestrian link to the adjoining Ballard Road housing estate. f) On-site sewage treatment with connection to main sewer. g) Alterations to ground levels to accommodate the development. h) Varied boundary treatments and landscaping works. i) Surface water management will include attenuation and overflow. j) All ancillary site works. In accordance with the Habitats Directive, Appropriate Assessment Screening has been carried out on the project. An Environment Impact Assessment (EIA) screening determination has been made and concludes that there is no real likelihood of significant effects on the environment arising from the proposed development.
