amendments to the Large-Scale Residential Development (LRD) permitted by Kerry County Council (Reference 2560640) and An Coimisiún Pleanála (Reference ACP-323735-25). The proposed amendments relate to alterations to 66 no. own-door maisonette/apartment units over 2 no. storeys (32 no. 1 bed units, 34 no. 2 bed units) comprising units 78 – 109 Hanafin Park Maisonette Block and units 01 – 34 Racecourse Demesne Maisonette Block. The amendments will consist of: a change in plan of the own-door maisonette/apartment blocks, including reconfiguration of units, and consequent increase in external communal amenity space; roofline and elevational changes, including balconies, window openings, treatment and finish materials; and all associated landscaping and associated site development works.

The proposed development includes the demolition of an existing single-storey dwelling and associated shed and makes provision for 138 no. two storey houses, comprising 88 no. semi-detached units (76 no. 3 bed units and 12 no. 4 bed units) and 50 no. 3 bed terraced units and 118 no. maisonette units over 2 no. storeys (50 no. 1 bed units, 68 no. 2 bed units). Ancillary infrastructure development works will include wastewater infrastructure, surface water attenuation, water utility services, public lighting, bin stores, bicycle stores, 3 no. ESB substations, and all associated site development works. Vehicular access to the development will be via 1 no. new entrance and the reconfiguration of an existing entrance off Clash Road (L2016). The proposed development also includes a separate pedestrian/cycle entrance off Clash Road. The proposal includes dedicated pedestrian and cycling paths traversing the site and setback provision is made along the site’s frontage with Clash Road to facilitate a future cycle infrastructure network.
