The proposed development comprises: 1. the demolition of existing single storey Discount Foodstore (with ancillary off-licence use) measuring c. 1,795 sqm gross floor space with a net retail sales area of c. 1,286 sqm; 2. the demolition of existing two storey (retail at ground & residential at first floor) building measuring c. 328 sqm; 3. the construction of a single storey (with mezzanine plant deck) mono-pitch Discount Foodstore (with ancillary off-licence use) measuring c. 2,529 sqm gross floor space with a net retail sales area of c. 1,652 sqm; 4. redevelopment/reconfiguration & extension of existing site layout, car parking & hard & soft landscaping, with revised vehicular & pedestrian access junction to Kinincha Road & new pedestrian accesses to Kinincha Road & Crowe Street as part of public realm plaza area; & 5. provision & renewal of boundary treatments, free standing & building mounted signage, covered trolley bay, refrigeration & air conditioning plant & equipment, ESB unit sub-station, public lighting, electric vehicle charging infrastructure, roof mounted solar panels, cycle parking, modification of existing drainage, utility & services infrastructure and connections, & all other associated & ancillary development & works above & below ground level. A Natura Impact Statement will be submitted to the planning authority with the application
