Part 8 - Louth County Council hereby gives notice of it's intention to carry out refurbishment works to Ardee Castle, a Protected Structure comprising the Castle, Bridewell building to the rear and modern courtyard extension (Reference Lhs 017-017, NIAH 13823004 and a National Monument and Protected Structures and are within the Ardee Conservation Area as designated in the Louth County Development Plan 2021-2027. This application is an amendment to previously approved Part 8 procedure namely Ardee Castle Refurbishment and Access Improvement Works (Ref:17/137) and comprises the following over and above the previously approved Part 8 procedure: - Altered and extended external stair, lift and services core to height of 4 floors to rear of buildings providing universal access and egress to ground and all upper levels of the building. - All associated site development works.

The proposed works are to a National Monument, protected structures and are within the Ardee Architectural Conservation Area as designated in the Louth County Council Development Plan 2015 - 2021.

1. Retention permission comprises of external alteration works to the facades and internal works to the protected structure which includes for internal partitions and general building refurbishment and adaptation works. 2. The development seeking permission comprises of: (i) Change of use of the Ferdia Arms (protected structure reference 13823038) to provide for use of the building to a facility that will provide accommodation for Beneficiaries of Temporary Accommodation. (ii) Associated works will include for provision of guest accommodation bedrooms, provision of a reception area, a lounge area, a communal room, dining area, toilet and sanitary facilities, plant room, laundry facilities and associated internal works to include for storage rooms. (iii) Works to be carried out to the buildings consist of new window and door openings within the courtyard along with replastering works where required to external facades. (iv) The provision of replacement windows on the external façade of the Ferdia Arms aligning Barrett’s Lane. The development will consist of change of use at ground floor from use as offices and bed & breakfast to use as retail and provide signage and for change of use from use as bed & breakfast at first floor to use as offices. Works to the protected structure to include essential structural repairs to roof and essential internal structural repairs with repair of windows and painting to elevations and to retain internal alterations.
