change of use from restaurant to pizza take away and delivery service
Unit 2 Yeats Centre , Summerhill Road , Dunboyne Co. Meath
Permission for a change of use from a 1st floor office with ground floor entrance to a specialist medical clinic performing hair transplant surgery and non surgical aesthetic procedures and all associated site development works. Alterations: There would be no external alterations to the building and only minor interior alterations such as installing stud walls and installing sinks/toilets. No work will be taking place to structural walls. Footfall: The practice is a specialist practice in that we perform FUE hair transplantation and non surgical aesthetic procedures. As such, we maintain a very minimal footfall with procedures taking 6-8 hours and having only 2 rooms available for procedures each day. Procedures are classed as minor surgical procedures and are performed on an outpatient basis in that patients return home after treatment with no overnight stay. Procedures are performed under local anaesthetic meaning no recovery beds are required. Parking: Due to the minimal footfall we do not require large amounts of parking other than that which is available on site and close to property, and we don't envision this placing any significant pressure on what is available locally. Visits to the clinic will be by appointment only and there would be minimal overlap, ensuring footfall remains low. Signage: In terms of external signage, due to the private nature of the treatments and high end experience we are looking to deliver, we do not envision the need for obtuse external signage other than the clinic logo inset above the door within the window panel and A5 brass plaques to the side of the door. Waste: With regards to clinical waste, we will have a full clinical waste collection program in place and there is ample storage areas for locked clinical waste bins at the rear of the property. The dentist next door has their clinical waste bins stored outside, and I would also consider approaching them to enquire whether they would like to share facilities such as a purpose made bin storage shed. Local Integration: As well as being able to add to the high end, specialist practices in the area, we would be looking to support local businesses through activities such as purchasing patient lunches from nearby shops/cafes, buying medical equipment and medications from the local pharmacy of which enquiries have already been made as to setting up business accounts, collaborating with the local men's barbers and stylists and booking stays for staff
