The development will consist of the omission of a permitted above ground installation (AGI) compound under Reg. Ref.: SD20A/0058, the provision of an AGI at an alternate location within the site, and the provision of a Pressure Reduction Metering System (PRMS) and a foul pumping station, along with road upgrades to the public road (R120 Peamount Road), and provision of a foul sewer connection from the site to the northeast, via Peamount Road and Old Nangor Road. The relocated AGI, PRMS compound, and foul pumping station will be located in the southeastern corner of the site. It is proposed to demolish an existing two storey vacant house (with a gross floor area of 235 sq.m.) to provide for the AGI, PRMS compound, and foul pumping station. The relocated Gas AGI and the PRMS will be located within fenced compounds and will comprise of the following buildings and gas-related infrastructure: - 2 no. AGI buildings comprising AGI Building 1 with a total area of c.18 sq.m and overall height of c. 3.4m and AGI Building 2 with a total area of c. 8 sqm and overall height of c. 3.1m; - A Boiler House Kiosk with a total area of c. 12 sq.m and overall height c. 3.5m and boiler flues with a total height c. 5.4m; - A new E&I Kiosk with a total area of c. 12 sq.m and overall height of c. 2.7m; - A new Control Room with a total area of c. 12 sq.m and overall height of c. 3m; - A new Skid House with a total area of c. 123 sq.m and overall height of c. 3.3m; - The compounds will also accommodate associated valves and pipework. A new foul water pumping station with associated chambers, meters and a 24-hour storage tank will be provided to the east of the AGI and PRMS compounds. The proposed developmbent includes all associated and ancillary works including site lighting, boundary treatments, landscaping, drainage and infrastructure. The proposed development is located within a site subject to an application for an EPA Industrial Emissions (IE) Directive license.

Total development will comprise of 42,600sq.m. of buildings on an overall site area of 9.3 ha. This planning application is accompanied by an Environmental Impact Statement.

Modifications to previously permitted development under South Dublin County Council Register Reference SD06A/0527. The modifications include the reconfiguration of building layout and the following changes: an increase in the front office of HQ building from 4970sq.m. to 6,241sq.m. (gross floor area (gfa)), an increase in the rear office from 1,497 to 2,053 sq.m. (gfa), an increase in the atrium area from 324sq.m. to 398sq.m. (gfa); on the ground floor a reduction in the cold store/distribution area from 10,178sq.m. (gfa) to 9,483 sq.m. (gfa), a new mezzanine area to cold store of 840 sq.m. (gfa), an additional mezzanine area to battery charging area of 506 sq.m. (gfa), an additional plant room on mezzanine level of 68sq.m. (gfa), an additional fire escape adjacent to the ambient store, an additional external fire escape on north elevation adjacent to battery charging area, two additional silo buildings of 64 sq.m. (gfa) and 58sq.m. (gfa), the removal of 1 flour silo and new layout for remaining silos, an additional building of 58sq.m. (gfa) to accommodate a water pump room, new roller shutter doors for the waste compactor room's east elevation, a new pedestrian gate at the southern boundary, a new covered bus stop area and covered smoking area, new automatic sliding gates to main entrance and 4 no. new covered bicycle shelters accommodating 48 no. parking spaces. All building floor levels and site levels to be dropped by 200mm with the implication that all parapet heights change. The main car and truck entrance and the gate house to be moved north east on the Proposed Western Road. The modifications will also include an additional parking area at basement level under the HQ building of 803sq.m. (gfa) with new entrance ramp to accommodate 21 no. additional parking spaces, changes to the parking layout south east of HQ Building to accommodate the basement entrance ramp, change of layout to previously approved truck parking to the north and north east, and 3 no. additional loading bays at the east elevation. The modifications result in an overall increase in the gross floor area of entire development from 42,600sq.m. to 45,400sq.m. on an overall site area of 9.3ha.
