130,190sq.m of mixed use development comprising: 1029 apartments (of which 304 units will be for student accommodation) with units for social/affordable housing, 16,962 sq. metres of offices, 26,342 sq. metres of retail floor space (gross), a 10 screen Cineplex with family leisure facilities, a recreational commercial gym (2,277 sq.m.) a bar/restaurant (928 sq.m), a 252 bedroom hotel with surface parking and two levels of underground parking (with provision for the disabled and bicycles) with new vehicle access to Fonthill Road. Total number of car spaces - 2312. This phased development comprises a mixed use integrated urban development with covered pedestrian main street with connection links to proposed new rail station and future metro interchange,including ancillary utility services with vehicular access from Fonthill Road with provision for future access from east-west road link connection to Outer Ring Road to level 2 understreet car park and direct vertical connection to public squares, with provision for a park and ride facility. Residential buildings are generally 6 storeys in height over 2 levels of retail/commercial floor space (2 blocks are 4 storey). The hotel is 7 storeys high and the office blocks 7 and 8 storeys. The cinema/leisure building is 13.9m over street level. All the above on a 8.79 hectare site (which is part of 15.4 hectare site). The proposed fill material will be stored in 2 no. stockpiles of c.90,000m3 and 18,000m3. iii. The proposed 2 no. stockpiles will provide for a combined c.108,000m3 of material to be stored on site and will be c.6m in height; iv. Vehicular and pedestrian access will be provided via approved access off the Fonthill Road (R113), which will also serve the Logistics Facility as approved under Reg. Ref. SDZ23A/0016. The proposed inert soil and stone stockpiles will be temporary in nature and will be operational for an anticipated 7-year time period. It will then be decommissioned, and the subject lands will be restored and developed in line with the Clonburris Strategic Development Zone Planning Scheme 2019.
