Significant Additional Information and revised plans in relation to the application have been submitted including an archaeological assessment, an historic fabric and conservation report, photo montages and contextual 3D images, details to surface water runoff and foul drainage and details of a warning light system to control vehicular access to basement car park; the size of the cafe bar has been reduced from 681.9m2 to 345.6m2; the extent of glazed porch to the front of the existing building has been reduced; the number of residential units has been increased by 3 No. to 19 No. in total: the additional 3 No. 1 bed apartments are housed in the existing building at the front of the site; 3 No. 2 bed apartments have been reduced to 3 No. 1 bed units in proposed building to rear of the site. Permission for (A) the demolition of the existing warehouse building and the erection of: 16 No. residential units, comprising, 2 No. two bed penthouse units, 2 No. one bed penthouse units, 6 No. two bed apartments and 6 No. one bed apartments fronting onto shared courtyards/landscaped areas: all apartments have private balconies or terraces; the residential building reads as a 2-storey block with the penthouse located in the roof space with accompanying dormer windows and roof lights: the gross floor area of proposed residential development is 1341m2; the maximum ridge height is 10.4m, parapet height 6.35m, and eaves height 5.2m, all over ground level: (B) the change of use by way of the conversion and extension of the existing two storey over lower ground floor residential and part retail building into a Cafe Bar: the existing floor area is 554.5m2; the proposed floor area is 894.5m2; the extension is as follows: demolition of flat roofed extension to front at lower ground / ground floor levels, and replacement with a glazed structure, with the erection of terraces either side, the demolition of a two storey extension to the rear and the erection of a two storey glazed structure; part lower ground floor excavation to form storage areas: (C) 46 No. car parking spaces are provided at basement level to the rear; gross floor area of basement is 1410m2; access to the car park and the residential building is from existing entrance off Demesne View; to include all ancillary site development works and landscaping.

Dublin. Works to include: - New village plaza with limestone paving - New footbridge with limestone paving and railings to match existing - Raised road crossing for pedestrians - Widened footpath outside O'Neills Public House with stone kerbing - New railing insert to stone wall at weir - New trees, public lights and bollards - Removal of existing pergola, paths and sections of stone wall - Removal of three on-street car parking spaces The site is within the Lucan Architectural Conservation Area as defined in the South Dublin County Council Development Plan 2010 - 2016. The proposed works are within the curtilage of the following Protected Structure on the Record of Protected Structures in the South Dublin County Development Plan 2010 - 2016: (1) Main Street, Lucan, described as a 'Canalised Section of River between Griffeen Bridge & Vesey Bridge', Map Reference Number 069. The proposed works to install a bridge crossing the canalised river, to make an opening in the wall and to re-make an opening in the wall further north, beside Vesey bridge will materially affect the external appearance or the character of this structure, however this intervention is reversible. The site is within the Lucan Architectural Conservation Area as defined in the South Dublin County Council Development Plan 2010 - 2016. The proposed works are beside the curtilage of the following Protected Structure on the Record of Protected Structures in the South Dublin County Development Plan 2010 - 2016: 2. Lucan Bridge, Lucan, described as 'Lucan Bridge & Bridge Site (RM)', Map Reference Number 031. Lucan Bridge & Bridge Site is also a Recorded Monument and is protected under the National Monuments Acts. The proposed works will not materially affect the external appearance or the character of this structure. Lucan is a zone of archaeological potential.
