Amendments to previously permitted residential development under South Dublin County Council (Reg. Ref. SD06A/1107), including a reduction in the number of dwellings from 82 to 61 by means of the omission of all apartments and a reduction in the number of duplex units and car spaces across the site. The proposed development comprises 17 no. two bedroom units (7 no. houses and 10 no. duplexes), 44 no. three-bedroom units (34 no. houses and 10 no. duplexes) and 121 no. car parking spaces. The layouts of three of the housing blocks have been amended so that the corner duplex / apartment are removed and replaced with houses. The building height of the blocks at the south eastern and south western corners has been decreased by 3.45m and the blocks at the north eastern and north western corners of the site have been decreased by 3.80m. The described changes result in the decrease of the overall gross floor area from 7,669.6sq.m. to 6,533.5sq.m.. The public open space has remained unchanged.

Following receipt of the request for Additional Information, the proposal has been revised and now incorporates the following: A reduction in the total number of dwellings to 82 units now comprising 12 no. one-bedroom units, 10 no. two-bedroom units, 56 no. three-bedroom units and 4 no. four bedroom units in a mixture of apartments, duplexes and houses ranging in height from 2-4 storeys. There are balconies and terraces within the development. A total of 126 no. surface car parking spaces and 82 cycle parking spaces are provided to serve the development. Permission is also sought for 2 no. pedestrian access points on to the Adamstown Link Road (SD04A/0964, PL 06S.211506), bin storage facilities and revised site development and landscape works. Vehicular access to serve the development will be taken from the R120 Lock Road/Newcastle Road, via the existing access point to the Hansted development. All on a site of approx. 1.69 hectares.
