The creche will contain a total of 8 no. classrooms, 1 no. sleeping room and ancillary rooms. Seven residential units are also proposed within the building, comprising: a three-bedroom duplex unit on ground and first floor level with private garden to the rear; 4 no. two-bedroom apartments with balconies and 2 no. one-bedroom apartments with balconies on the second and third levels. A total of 18 no. car parking spaces including 2 no. disabled bays are provided to the north and northwest of the creche. Vehicular access to serve the development is via the road network permitted under Planning Reg. Ref. SDZ06A/2, albeit incorporating some proposed minor adjustments, so that the north-south road to the east of Primary School #2 now provides for 21 banked perpendicular parking spaces including 2 disabled bays. The proposal also includes bin storage facilities at rear ground level to serve the creche and residential units; associated cycle parking facilities; all landscaping and site development works, above and below ground. This application is being made in accordance with the provisions of Adamstown Planning Scheme 2003 as amended by Amendment No. 1.
