Proposed Development

Retention and completion of 1 three storey, four bedroom house to the northwestern corner of the permitted Block 80 (located in Castlegate Vale as permitted under planning Reg. ref. SDZ06A/6) - the house is being proposed in response to the terms of Condition 18(c) of planning Reg. Ref. SDZ06A/6 which sought to provide a greater sense of enclosure to the courtyard of Castlegate Vale. Permission is also being sought for the retention and completion of 2no. c.757sq.m., c.2.4m high ESB substations (c. 15sq.m. in total) on Castlegate Court and Castlegate Lawn (permitted under planning Reg. Ref. SDZ06A/3). Access to the development is to be off the permitted distributor road networks within Adamstown. Retention of site development and landscape works also form part of this application all on 3no. separate sites totaling 0.1247ha on lands at Castlegate Vale, Castlegate Court and Castlegate Lawn. This application is being made in accordance with the provisions of the Adamstown Planning Scheme, 2003, as amended by Variation No. 1 and the development will take place entirely within the boundaries of Adamstown Strategic Development Zone as defined by Statutory Instrument No. 272 of 2001.

Site development and landscape works include the provision of a landscaped linear walkway from the vicinity of the permitted bus stops (Reg. Ref. SDZ06A/1) on Adamstown Avenue southwards to the two new primary schools. It is also proposed to construct c.550m of twin foul drainage rising mains (500mm and 350mm diameter). These are to be located within the Adamstown Station Access Road and Road A22. The proposed rising mains will be a continuation of those permitted under planning reg. ref. SD04A/0964). This application is being made in accordance with the provisions of Adamstown Planning Scheme 2003. The lands fall entirely within the boundaries of Adamstown Strategic Development Zone as defined by Statutory Instrument No. 272 of 2001. All on c.3.22 hectares at lands bounded generally to the north by Adamstown Avenue, to the west by future development within the Adamstown, to the south by the Dublin-Kildare railway line and to the east by the road network permitted under Reg.
