The proposed development comprises the provision of a new access road (approx. 28.5m in length) to facilitate the creation of a future vehicular entrance to the site of Airlie House (a Protected Structure) from St. Helens Avenue; and all associated and ancillary site development works including the relocation of 6no. existing unallocated car parking spaces on St. Helen's Avenue to the new access road with associated landscaping and adjustment to existing St. Helen's Avenue road edge landscaping and footpath. This application is being made in accordance with the Adamstown Planning Scheme 2014, as amended, and relates to a proposed development within the Adamstown Strategic Development Zone Planning Scheme Area, as defined by Statutory Instrument No. 272 of 2001.

Vehicular access to serve the development will be taken from 2 access points off Central Boulevard and two access points of a realigned section of Tandy's Lane. Permission is also sought for: the realignment of c.292m of the existing Tandy's Lane in order to upgrade the road and provide access to the proposed development and also to future parcels of development envisaged by the Adamstown Planning Scheme 2003; and construction of 455m of Central Boulevard stretching from the junction with Adamstown Way (SDZ06A/5) in the south to the Junction with the re-aligned portion of Tandy's lane in the north. The current application seeks permission only for that portion of Central Boulevard that lies between the roadside kerbs. The qualitative treatment of footpaths, landscaping and cycleways etc. will be the subject of a future application for planning permission dealing with the development of Central Boulevard as a single entity. Permission is also sought for the provision of bin storage facilities and site development and landscapes works. The subject site is within the curtilage of Airlie House (a protected structure) however no works are proposed to the Protected Structure as part of this application. The planning application is being made in accordance with the provisions of the Adamstown Planning scheme 2003. I, Hasan Kadhim, intend to apply for Planning Permission at the site at Airlie House,Tandy's Lane, Finns town, Lucan, Co. Dublin, which is located within the Adamstown Strategic Development Zone (SDZ). The proposed development comprises the renovation and extension of AIRLIE HOUSE (two-storey protected structure SDCC RPS REF.NO. 109 ) to provide a medical clinic facility that includes: Demolition of existing 2-storey extensions in the southeast corner and western elevations of Airlie House; Permission for change of use of the protected structure from use of existing dwelling to Medical Use (Class 8) with internal modifications and renovations to include consultation rooms, treatment rooms, storage, and nursing station; Proposed new two-storey side extension to the existing Airlie house that consists of the main reception, administration rooms, staff room, store rooms, consultation rooms, and other ancillary rooms; Site development works and landscaping works include boundary treatment, 26 car parking spaces with a set-down area in front of the new extension, Secured Vehicular access to the development is via the existing road network granted under Planning Reg.
