The proposed development consists of: Construction of a 2 no. storey Discount Foodstore comprising a gross floor area of 2,430sq. m (net retail area 1,569 sq. m (including Off-Licence area of 73 sq. m)), incorporating internal plant room, storage rooms, chiller room, food preparation areas and ancillary office rooms; Provision of roof plant (98 sq. m); Provision of 1 no. new vehicular entrance via Abbey Street at the southern boundary of the site and 1 no. new vehicular entrance via Hill Road at the northern boundary of the site; Provision of 112 no. car parking spaces (including 4 no. accessible spaces, 6 no. parent and child spaces and 2 no. EV spaces) and 16 no. bicycle parking spaces; Provision of roof mounted solar PV panels (975sq. m); Construction of 1 no. ESB substation and switch room (33.71 sq. m); Erection of 2 no. internally illuminated flagpole mounted signs (total area 6.3 sq. m), 3 no. mounted poster display signs on the western façade of the building (total area 8.61 sq. m), 2 no. internally illuminated poster display board signs on the southern and western facades (total area 1.85 sq. m) and 2 no. internally illuminated signs on the southern and western facades (total area 5 sq. m). All ancillary works required including drainage infrastructure, site lighting, site landscaping, site boundary treatments, bin storage, trolley bays, HGV loading bays and all site enabling and development works. A Natura Impact Statement has been prepared in respect of the Proposed Development and will be submitted to the planning authority with this planning application.
