A BioPark and all ancillary site development works including landscaping, fencing and signage. The proposed BioPark consists of 4 no. 2-storey bio-manufacturing buildings, 4 no. 2-storey administration/laboratory buildings with roof top plant room, a 2 storey warehouse building with 6 storey storage tower, a 2 storey hydration facility building, a 2 storey central utilities building with external boiler flues, and a 2 storey canteen and administration building with roof top plant room and service yard. The bio-manufacturing, administration/laboratory, hydration facility and central utilities buildings are all connected to the central warehouse building via 2 no. 1-2 storey spine buildings. The proposed site development works include a security building, pump house, water chiller tower, the relocation of overhead wires, 4 no. generators, ESB compound, water balancing tank farm, fire water tank, utility water tank, Bord Gais compound, internal access roads, car parking and a fire water retention pond. Primary access to the proposed development is from the R613 with a secondary access via an existing entrance from the L2496.

The proposed development seeks to provide site development works for future industrial development including site excavation, regrading of existing levels, undergrounding of existing electrical cables, landscaping and boundary treatment works. The proposed development also makes provision for a temporary construction access from the adjacent public road and a temporary perimeter surface water drainage system.

Construction of a below ground foul pumping station incorporating a below ground emergency storage tank, a below ground storm water pumping station, a 3.1m high control building and ESB substation, a 2.65m high chemical dosing unit, provision of a 2.15m high standby generator with acoustic barrier, a 1.5m high air handling unit with acoustic barrier, a 4m high mobile lifting gantry and a 2.4m high security fence along with indigenous plant screening. Pipework associated with the development includes a foul rising main along the R613, local roads and green fields from the foul pumping station to the Shanbally WWTP (c. 3km) as well as 3 no. short sections of pipeline (c. 136.5m in total) associated with the storm water pumping station and foul pumping station. Installation of 2 no. new reinforced concrete manhole chambers on existing pipelines will also be required. The development will also consist of all associated site work and site excavation works both above and below ground for the pumping stations, pipelines. The works will include the demolition of a derelict bungalow at proposed pumping stations site.
