Development including partial demolition, reconstruction and refurbishment of existing 3 storey buildings at Nos 142 and 143 Bank Place, Thomas Davis Street, within Mallow Town Centre Architectural Conservation Area (ACA-1), and for demolition of the 2-storey structure accommodating 4 no. mixed commercial units, including one restaurant unit, at Hibernian Way, Mallow and replacement with 7 no. two storey terraced dwellings including a change of use from commercial to residential, on an overall site of 0.095ha. The proposed development includes the change of use of the ground floor of 143 Bank Place from commercial office to retail and its amalgamation with the retail ground floor unit at 142 Bank Place to form a single retail unit of 133 sq.m. and new shopfront. The development also includes areas of taking down and rebuilding at ground, first and second floor levels and the roof to both structures, including elements of the party wall, sections of the facade of 142 and the demolition of an existing 2-storey extension to the rear; the reconstruction to include a new roof to both 142 and 143 Bank Place, with an increase in height of the roof of no. 142, new facade arrangement to 142 including access to the Hibernian Way, and refurbishment of the upper facade of 143 to include new sash windows; new 3-storey extension to the rear to incorporate a communal access from Hibernian Way and stairway to the proposed apartments on the formerly residential , now vacant, first and second floors of 142 and 143 Bank Place and will include storage and common areas, ancillary facilities, including bicycle storage and managed waste disposal area; the works to the structures will include alterations to front elevations to Thomas Davis Street and side and rear elevations to Hibernian Way. The proposed development on Hibernian Way includes the demolition of the existing 2-storey extension to 142 (c126 sq.m), 2-storey commercial units (c.631 sq.m.) and their replacement with the construction of 7 no. two storey terraced dwellings, incorporating a change of use from commercial to residential, and the refurbishment of the surface of Hibernian Way and all associated site works. The total area to be demolished is approximately c757 sq.m. Permission is also sought for all associated site works including, but not limited to, signage, services, ancillary works and landscaping.
