The proposed development will consist of the demolition of 5 no. single-storey disused sheds and the construction of a 79 no. unit residential development, 8 no. later living units, two-storey creche, a retail unit (191.5m2), an anchor convenience retail store (1,900m2), the refurbishment of an existing commercial premises on Main Street for café use, including elevational and fenestration changes, signage and the demolition/replacement and enlargement of an existing single-storey extension to this unit, landscaping, and all ancillary site development works. The proposed residential component comprises 14 no. 2 bedroom townhouses, 55 no. 3 bedroom houses, provided in 14 no. townhouses and 38 no. semi-detached houses and 3 no. detached houses, and 10 no. 4 bedroom houses comprising 6 no. semi-detached and 4 no. detached houses, as well as the 8 no. 2 bedroom single-storey later living units. Pedestrian and cycle access to the proposed development will be via an upgraded existing entrance off Main Street to the south. The proposed development includes a new vehicular entrance to the subject lands from the N25 northern approach to Castlemartyr, including provision of new roundabout, new local vehicular access for residences to northeast of roundabout, zebra crossings, cycle and pedestrian path infrastructure, signage and associated landscaping. Ancillary infrastructure development works will include wastewater infrastructure including foul pumping station, surface water drainage, water utility services, public lighting, bin stores, bicycle stores, retail plant area, ESB substations and all associated site development works.
