Planning permission for development at No. 1 to 18 'Block A' Jamestown Court. On lands bounded by Jamestown Court, Accessed off Jamestown Road, Inchicore, Dublin 8. The development will consist of an existing sheltered housing development where a change of use of a redundant communal facility will form a 62.9 sq.m. 1bed 2 person apartment and a further ground and first floor extension will form two further 56.88sq.m. 1 bed 2 person apartments. Access to the upper apartment is to be via a new external staircase and lift serving a new raised deck, as approved under consent 2402/15, this deck will be extended at first floor giving access to the upper floor apartment front door. The refurbishment works will include minor demolition of a front projection of the community facility and a section of roof slab at the rear to form an external patio facility. The new build extension will be located on the gable end, to the eastern boundary and to facilitate this, the existing bin store enclosure will be demolished and a new bin store erected external to the eastern boundary within lands owned by ALONE , new security fencing will enclose this store. Level access will be offered to all three units' front doors as well as to new external patio/balconies of varying sizes from 6.62m2 to 10.64m2. The former community facility will be stripped out to offer a shell into which a new 1bed apartment will be formed, the external walls will be insulation clad and rendered bringing the space up to current standards. The new build portion of the development will be traditional block and cavity wall construction with pumped insulation within a 150mm cavity and external self-coloured render to tie in with the proposed works under consent 2402/15. The roof of the extension will be a flat timber deck with nominal falls for drainage and finished in a polymeric membrane above rigid insulation.
