Proposed Development

The development consists of alterations to a ground floor extension and ancillary building scheme previously permitted under Planning Reference D20B/0300, and alterations to a loft conversion scheme previously permitted under Planning Reference D21B/0050 (as amended by An Bord Pleanála under Reference ABP-310095-21). The alterations for which RETENTION PERMISSION is sought consist of the following:

  1. (a)
    Revisions to the permitted rear dormer structure consisting of a reduction in external width and interior height, an increased external height, and alterations to the fenestration of the rear dormer comprising a single glazed opening with glass balustrade in place of the two glazed openings and balustrade permitted
  2. (b)
    Revisions to the front dormer structure, to include an increased external width, a reduced structural height sitting below the front gable ridge line, and alterations to its fenestration
  3. (c)
    Provision of a recessed opening in the side elevation of the front gable structure, to facilitate safe egress, in lieu of the permitted rooflight in that plane, including alterations to the fenestration and the inclusion of a safety glass balustrade
  4. (d)
    Installation of 1 no. additional front rooflight and modifications to the design, alignment and scale of permitted rooflights over the stairs and internal landing area
  5. (e)
    Omission of the permitted green roof system over the ground floor extension and ancillary building in lieu of a standard flat roof membrane
  6. (f)
    An increase in the external height and width of the ground floor extension, and the omission of 1 no. permitted window to its southern elevation; external height and width modifications to the ancillary building, including the omission of the roof upstand from its western elevation; and increases in the height of the glazing to the rear west elevation of the extension and to the eastern and southern elevations of the ancillary building
  7. (g)
    Relocation of the ancillary building, and associated revisions to the window layout on its northern, southern, and western elevations
  8. (h)
    All associated internal layout and staircase alignment, and alterations to the ground floor windows on the southern elevation of the dwelling, including the removal of one window and the replacement of another with a double window;
  9. (i)
    Installation of 3 no. rooflights in the roof of the ground floor extension, and all associated ancillary works. All of the above is for use as part of the existing single dwelling house.
