1. Removal of existing scrub and failed plantation and the sequential raising of ground levels across the proposed development site by an average of 1.25m using imported soil and stone comprising both waste and (non-waste) byproduct; 2. Development and operation of a construction and demolition (C&D) waste recovery facility at a new (unpaved) hardstanding area to the north-west of the site. The recovery facility provides for the processing / recycling of inert C&D waste (principally solid / reinforced concrete, bricks, ceramics and solid bituminous waste mixtures) using mobile crushing and screening equipment to produce recycled (secondary) aggregate and the use of surrounding hardstanding areas for the external handling and storage of both unprocessed C&D wastes and recycled aggregates. 3. The construction of a portal frame building with roof-mounted solar panels (3,058sqm), (which will accommodate a workshop, offices and staff welfare facilities) with external provision of staff and visitor car-parking and bicycle parking on a concrete paved area to the south-west of the site; 4. Upgrading of the existing site entrance from the R445 Regional Road and internal access road into the site to provide a secure access point and provision of a weighbridge / site office, and wheelwash to facilitate the proposed development; 5. The provision of surface water management infrastructure for the office and concrete paved area to the south-west of the site, including silt traps and hydrocarbon interceptor (Full flow treatment system) attenuation pond for storm runoff, flow control device from Attenuation Pond and and all associated drainage works. 6. Provision of a foul wastewater treatment system at the site to treat all wastewater(s); 7. Landscaping including boundary treatment and fencing and internal hard and soft landscaping at the hardstand areas and proposed building. 8. All ancillary site development works to facilitate the proposed development, including water services, utilities, lighting and other associated infrastructure works and services. A Natura Impact Statement (NIS) will also be submitted to the planning authority with the planning application.
