modify the granted planning 25/60636 for the construction of a new two-storey property manager office building development on lands at Harpur’s Lane, Portlaoise, Co. Laois (part of former Minch Norton Maltings). The proposed development seeks to increase the previously granted office building area from 41.8m2 to 74.90m2 to serve as the administrative headquarters for The Maltings and Granary Management Company by adding an extra storey. By increasing the size of the building and adding a first floor we have added an additional maintenance area on the ground floor along with an additional toilet from the previous granted planning 25/60636.

Intensify the usage of the creche, located at the Maltings, Harpurs Lane Portlaoise previous planning grant reference 24/60056. The existing planning accommodates 22 children, and the new application is designed to accommodate 58 children. The car parking for staff has been increased. The play area has also been revised.

The remaining section of the wall is listed as a Protected Structure in the current Laois County Development Plan (2017-2023)

Ref. 20/52 (nursing home) as follows: • A new low wall and metal railing along northern boundary. • Additional private open space provision along with revised landscaping. • New management storage compound to be used by the management company for the storage of equipment and materials. A 'bring-to' area to the southern end of the site will be used by the residents of the scheme. • Reduction in floor to ceiling heights (from 3.6m as permitted to 3.3 m at first floor level and 6.84 m to 6.6 m at second floor level.) and resulting reduction in height of eaves of the roof from 10.74 m to 9.4 m and reduction in height of parapet from 11.64 m to 10.3 m. • Changes to window heights and locations • The overall site area will increase from 1.007 hectares to 1.059 hectares. • The car park at the Southern end of the nursing home has been altered.

1.Change use from industrial to residential 2. Refurbish the existing protected structure incorporating the entire building envelope, facades & roofs 3. Make ground & first floor alterations involving removal of existing derelict internal walls and floors 4. Replace existing external windows with matching aluminium framed, double glazed, thermally broken windows. Window breakups will match the existing windows where replaced. 6. Form new openings in external facades to provide additional aluminium framed windows. 7. Addition of a new lightweight structure at second storey level to house 4 new apartments. 8. The existing roof level of the central structure to be fully refurbished. 9. New roofs to be constructed to match the original roofs over the north and south wings of the building. 10. New storage units for all apartments to the west boundary of the site. 11. Demolish the existing hardstanding to the east of the building facing Coote St. 12. All associated and ancillary site, ground and drainage works inclusive of new bin storage area to the north of the site. 13. Maintain the right of way to the site, east of the proposed development.
