Proposed Development

develop the following • Demolition of existing structures on site to include existing clubhouse and associated outbuildings (c. 1,567 sqm overall); • Construction of a new clubhouse, grandstand, and indoor training facility measuring c.10,122 sqm GFA to include: an indoor training field (c. 6,175 sqm), changing rooms, communal areas, café/merchandise shop, town hall, gym, physio room, comms room, a function room and associated kitchen, bar, 2 no. meeting rooms, 4 no. outdoor handball courts, plant rooms, ESB substation, and ancillary storage rooms; • Amendments to the layouts of existing 5 no. natural grass outdoor training pitches, including spectator fencing and 400 LUX floodlighting to 1 no. natural grass pitch, realignment of ball stop netting, and associated works; • Conversion of existing grass pitch to 1 no. all weather synthetic pitch, with the inclusion of new floodlights (400 LUX), spectator fencing, ball stop netting and associated works; • Provision of 4 no. dug outs and 2 no. scoreboards; • 1 no. spectator seating terrace measuring 11.16m in height with seating capacity for c. 420 no. spectators; • Relocation of the existing car park to provide 227 no. car parking spaces (to incl. 13 no. accessible spaces and 23 no. EV spaces), bus set down area and 4 no. bus sparking spaces, with additional overflow parking available; • Works to the R425 road to provide traffic calming measures in the form of concrete buildouts, islands, a pedestrian crossing, and associated line marking and signage; • The re-design of the existing vehicular entrance along the R425 road to provide pedestrian/cycle access; • Provision of a new emergency vehicle entrance only onto the R425; • Provision of 227 no. cycle parking spaces; • Provision of static storage for firefighting; • Amendments to and the extension of the existing amenity track and lighting; • All associated boundary treatments including the retention of existing hedgerow along all boundaries; • All associated site development works and services, including foul water pumping station and rising main, irrigation well with pump, and all associated hard and soft landscaping including mounding, footpaths, pitch fencing, planting and landscaping works.
