The proposed development affects the sout-eastern part of the Carlinn Hall housing deveopment only. Specifically the area identified as Carlinn Garden with the rear gardens of the proposed dwellings backing onto residential and commercial uses that face the Dublin Road. The proposal will consist of the replacement of 20 previously permitted terraced and semi-detached 2 storey dwellings to provide 17 no. 2 storey dwellings in detached and semi-detached format. In the event of a grant of permission in this case the overall no. of dwellings in the Carlinn Hall development will be 195. The proposed development also provides for revisions to the internal road layout, all associated site development works, landscape and boundary treatments and also facilitates a pedestrian link between Carlinn Hall and the Dublin Road.
