Retention & Permission for development where site and structures are located within the original Townley Hall demesne and also form part of the former Townley Hall Golf Club. Whilst Townley Hall is identified on the Record of Protected Structures Ref. no. LHS024-001A and is included on the National Inventory of Architectural Heritage (NIAH) Ref. no. 13902414, the structures that are the subject of this application are not specifically designated, unlike others within the original demesne. This development consists of the retention and completion of refurbishment works and modifications to a derelict vernacular stone structure (formerly an estate cottage associated with the original Townley Hall Estate) for use as a dwelling house. The modification works include retention and completion of the 1.5 storey extension to the rear (west) of the structure and build-up of external walls. Proposed refurbishment and conservation works to the existing structure to include new external finish comprising a lime-based harling similar to original finishes, new timber windows and doors and new roof in traditional slate. It is also proposed to refurbish, conserve and bring back into use the existing single storey vernacular stone outbuildings and the courtyard area and associated boundary walls to the east of the structure for ancillary uses associated with the proposed use of the structure as a dwelling house. A new waste water treatment system and percolation are is also proposed along with landscaping and boundary treatment, including refurbishment and conservation of sections of existing stone wall boundary, and all associated site development works. The development works will be monitored and inspected by a suitably qualified Conservation Architect. The development also consists of the retention of gravelled access driveway providing access to the complex buildings from the public road.
