The proposed development will consist of the demolition and clearance of the existing agri-retail building (c.651 sqm gross floor area) known as “Drummonds Country Store” to facilitate the construction of a new building along the western boundary that will accommodate a new agri-retail building incorporating ancillary offices and amenities at ground floor level as well as a first-floor mezzanine that accommodates additional ancillary office space and a meeting room (c.1,170 sqm gross floor area). The proposed building features a mono-pitch roof. Elevational signage to the south-east (front) and north-east (side) elevations is also proposed. The development also provides for a new single-storey stand-alone canteen (21sqm) to the north-east (rear) of the existing store building and the change of use of the existing weighbridge office (c.25sqm) to use as site storage. An additional 29no surface car parking spaces are also proposed on the site alongside the reconfiguration of the layout of the existing 30no car parking spaces (59no car parking spaces total). It is proposed to install a new static water tank, approximately 3.5 metres high, and also relocate 6no existing LPG tanks to the north-west (rear) of the new building. Access to the development will be via the existing permitted and established access to the site from the Kilbride Road (L1010). It is proposed replace the existing vehicular access gates with new vehicular access gates at the existing site entrance to match the existing boundary fence. All existing boundaries, including natural boundaries comprising mature trees and hedgerow along the western and northern boundaries are to be retained. The proposed development also provides for bicycle parking, external site lighting and EV charging points along with all associated landscaping and site development works.
