Proposed Development
For a 23.5m2 rear garden structure at 41 The paddock's grove , Adamstown , Co Dublin • With the garden structure built, there are 49 m² of open space remaining • See note 'A' on drawing number 1 enclosed with the application. The southwest wall and the fence position on the site were altered by the immediate west neighbor. Our client brought this to the attention of the immediate neighbor, and he acknowledged that the wall and fence are in the wrong position and now encroaching on the site of 41 the paddocks grove. He has agreed to remove both and re-erect them in the correct position, thereby restoring the 600 mm separation distance between our client's as-built structure and the boundary line. Further to this point, please also note the straight boundary line to the southwest as indicated on the attached site location/folio map. • The relevant development is used as an out-office/store by our client's immediate family; it is not for habitable use.
