Development at this site (approximately 1.2 hectares) in the townland of Ballycullen, Dublin 24, approx. 300 metres to the east of the Ballycullen Road and to the south of the east-west distributor road permitted under Reg. Ref. SD02A/0426 (An Bord Pleanala Ref. PL.06S.202652) and Reg. Ref. SD03A/0972 (An Bord Pleanala Ref. PL06S.206744). The development will consist of the construction of an access road connecting an existing roundabout on the east-west distributor road permitted under Reg. Ref. SD02A/0426 (An Bord Pleanala Ref. PL.06S.202652) and Reg. Ref. SD03A/0972 (An Bord Pleanala Ref. PL06S.206744) to lands to the south which are the subject of a planning application Reg. Ref. SD05A/0818 by Mountbrook Homes Limited. The access road will comprise of a 7.3 metre wide two-direction carriageway with a 1.8 metre wide grass verge and 1.5 metre wide footpath on both sides of the carriageway. The access road will be approx. 108 metres in length from the centre of the existing east-west distributor roundabout permitted per Reg. Ref. SD02A/0426 (An Bord Pleanala Ref. PL 06S.202652) and Reg. Ref. SD03A/0972 (An Bord Pleanala Ref. PL06S.206744) to Mountbrook Homes Limited lands to the south: a roundabout is proposed approx. 75 metres to the south of the existing permitted east-west distribution roundabout, the proposed roundabout will be a four-leg roundabout to provide for access to the lands to the east and west of the proposed access road. This application also seeks planning permission for associated site development and landscape works and drainage works including the provision of surface water and foul drainage connections along the access road alignment (linking to the development proposed under Reg. Ref. SD05A/0818 by Mountbrook Homes Limited) and revisions to a permitted surface water sewer running along the northern side of the east-west distributor Reg. Ref. SD03A/0972 (PL06S.206744) to increase its size from 300mmØ to 375mmØ to serve lands to the south of the east-west distributor road.
