Development comprising revisions to the footpath running along side the access road to the 'Mount Talbot' residential development and permitted under planning Reg. Ref. S99A/0269. The amended footpath layout will involve the construction of c.46 metres of public footpath adjacent to the southern kerb to the access road immediately south of the IBIS Hotel. The footpath will be constructed between a point c.23m north of the junction of the permitted footpath with Monastery Road, to a point on Monastery Road c.3m west of the existing hammerhead on the access road immediately south of the IBIS Hotel. Additions and amendments to a Previously approved Planning permission made by order dated 26/08/1999 (Reg. Ref S99A/0269) for 97 apartments in buildings ranging from 4 storeys to 4 storeys and a penthouse in height so as to accommodate 6 additional dwellings units within the same area. Previously approved for 6 No. duplex units comprising part of the ground and first floor of the West block by converting these duplex units into 12 No. one bedroomed apartments independently accessed from each of these floors. All on a site of approximately 2.3 acres situated immediately north of the existing IBIS Hotel with access oft Monastery Road, Clondalkin.

Development comprising alterations and extensions to apartment Block A to provide for an additional 10 apartment in already permitted development under Reg. Refs. S99A/0269, S01A/0070 and S01A/0071. Block A as permitted comprises a 4/5 storey over basement building with 43 apartments. The proposed additional 10 units for which permission is now being sought are to be located in a new floor to be inserted at fourth floor level, which will have the effect of raising the overall height of the structure to 5/6 storeys. The additional apartments will compromise 8 No. 1 bedroom and 2 No. 2 bedrroon units. Block A will now comprise a total of 53 residential units of which 41 will be one bedroom apartments and 12 will be two bedroom apartments. Permission is also sought for site development and landscape works, and a revised basement layout to accommodate additional car parking spaces. Vehicular access will be via a permitted access (reg. ref. S99A/0269) off Monastery Road. A concurrent application for alterations and extensions to Block B within the same site, is also being made. The overall site within which Block A is located amounts to some 0.98ha.

Development comprising alterations and extensions to apartment Block B to provide for an increase of 14 apartments in an already permitted development under Reg. Refs. S99A/0269, S01A/0070, and S01A/0071. Block B as permitted comprises a 6/8 storey over basement building with 77 apartments. The proposed development will provide 14 additional units by: (a) inserting an extra floor at 4th floor level, containing 13 No. two bedroom units. This will have the effect of raising the overall height of the building to 7/9 storeys; (b) providing 1 no. one-bedroom apartment and 1 no. two-bedroom apartment at 6th floor level; and (c) Removing 1 no. two-bedroom apartment from its permitted location on the 7th floor. This results in a net increase of 14 units. Block B will now comprise a total of 91 residential units consisting of 1 no. one-bedroom apartment, 87 no. two-bedroom apartments and 3 no. three-bedroom apartments. Permission is also sought for site development and landscape works and a revised basement layout to accommodate additional car parking spaces. Vehicular access will be via a permitted access (Reg. Ref. S99A/0269) off Monastery Road. A concurrent application for alterations and extensions to Block A within the same site, is also being made.
