Proposal includes erection of gable end wall to the side and flat dormer to the rear. Windows have been placed to match the existing surroundings while also providing a means of emergency escape should the access stairway become blocked. The dormer has been stepped back from the boundary wall in accordance with the SDCC House Extension Design Guide 2025. Dormer roof would be sloped approx. 1:80 to allow rain egress via additional drainage which links into the existing drainage. 1no small Velux window is proposed to the front which also provides an additional emergency escape route. Similar planning was sought and granted previously (2021), however with this application we have scaled back the extent of the proposal to only include the attic conversion. That planning reference was SD21B/0468. All external finishes will be such that they match the typical finishes within the area. The house is not overlooked directly from the rear. Sunlight/shadowing will not interfere with neighbouring properties due to the west facing orientation of the property. This proposal is similar to other dormers in the estate, one example is at 10 Ellensborough Meadows, Kiltipper Road, Dublin 24 (application ref: SD19B/0465).
