Proposed Development

development at the site at Ardmore Business & Technology Park. The site is c. 1.307 hectares in size. It is made up of greenfield lands together with sections of existing road, footpath and cycleway. It is bound to the north, east and west by estate roads within Mullingar Business Park (with access from the N52), and to the south by an existing hedgerow. The development will consist of: [1] The construction of an Advanced Building Solution (ABS) building ranging from one to three storeys (6.2 meters (m) to 14.2 m in height), with a gross floor area of 2,500 square meters (sq. m) to accommodate light industrial / manufacturing and office uses. The building will comprise: (a) A three-storey reception and support office block (12.7 m to 14.2 m in height, 700 sq. m in area) providing covered entrance, reception, administration, staff welfare facilities, ancillary office space and plant rooms; (b) A light industrial / manufacturing production space (10 m clear internal height, 12.7 m to 14 m externally, 1,725 sq. m in area); (c) A single-storey services block (6.2 m in height, 75 sq. m in area) accommodating a substation, switchroom and waste storage area, together with an associated external services yard; and (d) The provision of c. 300 sq. m of photovoltaic panels at roof level. [2] The modification of two existing vehicular access points to provide one point of vehicular and pedestrian access and one point of articulated lorry access; the creation of a new shared pedestrian / cycle entrance point and path. [3] The construction of 41 no. car parking spaces (including 3 no. accessible spaces and 7 no. EV charging spaces) and 42 no. bicycle parking spaces (6 no. Sheffield bicycle stands and 15 no. bicycle stands under shelters, each stand accommodating 2 no. bicycles). [4] The provision of a new uncontrolled pedestrian and cycle crossing in the Mullingar Business Park Estate Road and the northern part of the site, together with associated vehicular and pedestrian signage and ancillary works. [5] All associated and ancillary site development works, site and landscape clearance, the installation of hard and soft landscape planting; drainage infrastructure; fencing and boundary treatments; building, vehicular and pedestrian signage; utilities and site services; and all associated site works
