Proposed Development

Planning Permission for (1) Demolition of existing ancillary storage buildings, other roofed structures and water tower (2) The construction of 3 no single storey buildings, (units 6, 7, 8, 9, 10 and 11) comprising total of 2861 square metres for general and light industry, enterprise units, retail warehouse, distribution warehouse and ancillary employment uses (3) The change of use of the ground floor of the existing 2 storey office building with ancillary uses, to 3no individual units (units 2, 3 and 4, 5) providing for ancillary employment uses, enterprise units and retail with ancillary staff facilities. Works include internal alterations at ground floor level and 4no new individual shopfront entrances. Rear extensions to infill spaces adjacent to link between the 2no existing buildings, to create extensions to units 2 and 3 with a pitched roof over. The first floor remains as office use, and for community/medical facilities (4) The existing single storey building attached to the existing 2 storey building via a link remains as storage uses, with no alterations (5) Conversion of and extension to the existing mono pitched roof bicycle shed adjacent to the existing 2 storey building, to form a new pitched roofed single storey building (unit 1) for ancillary employment uses, enterprise units and retail with ancillary staff facilities and with a new shopfront entrance (6) Conversion of and extension to the existing single storey flat roof structure at the site entrance, to form a new single storey pitched roofed building (unit x) for ancillary employment uses, enterprise units, retail, pharmacy with ancillary staff facilities (7) New vehicular and pedestrian entrance to the rear of the site from Emoclew Road, Croghan Industrial Estate (8) (a) Vehicular entrance off Emoclew Road is as existing (b) Boundaries fencing is as existing (c) Increase height of front boundary wall to car park / back of public footpath (d) Connection to existing services, and associated drainage works (e) Car and cycle parking is provided for the development (f) External signage for each unit (g) Pole sign at entrance and (h) all ancillary site development works
