Permission for a Large-Scale Residential Development (LRD) at The Former Nemo Rangers GAA ground at South Douglas Road and former FCA premises at Douglas Road with vehicular access from Douglas Road. The proposed development will consist of: (1) the construction of 191 no. units consisting of: (i) 49 no. new two- and three-storey detached, semi-detached and maisonette houses, and (ii) 142 no. one-, two- and three-bedroom apartments in 3 no. six-storey blocks over 2 no. levels of basement car parking. (2) 1 no. three-storey mixed-use building (437 sqm) is proposed in the north-west corner of the site, comprising a crèche at ground and first floor level (259 sqm) and an independently accessed commercial unit at second floor level (178 sqm). (3) 1 no. ESB transformer substation. (4) 1 no. single-storey bin store (68 sqm). (5) 322 no. car parking spaces and 238 bicycle spaces. (6) New vehicular and pedestrian access from Douglas Road, and new pedestrian access from Glenview Terrace and South Douglas Road. (7) All necessary utility and service connections, including new connection to the existing public sewer on Douglas Road and South Douglas Road. (8) All associated landscaping, external works and boundary treatments. This application is made in relation to LRD and may also be inspected online at the following website set up by the applicant: www.orchardgardenslrd.ie.
