October Two Ltd. intends to apply for planning permission for development on lands of c. 0.505ha at 794, 796 and 798 Howth Road, Dublin 5, D05KP65, D05HK76, D05Rt99. The development will consist of the demolition of the 3 no. existing two-storey houses (of c. 233.7 sqm. c. 234.4sqm and c. 172.5 sqm respectably) and associated outbuildings, and the construction of a new residential development in 2 no. new build blocks, Block A and Block B, ranging between 3 and 5 storeys in height over single basement level. The development consists of 58 no. residential units (20 no. 1 bed units, 29 no. 2 bed units, and 9 no. 3 bed units), associated residential amenity space, ancillary plant, refuse and bicycle parking storage. The overall development proposal provides for the following: Block A (c. 3312.1sqm GFA) - 5 storeys and shall consist of 40 no. units (15 no. 1 bed units, 16 no. 2 bed units, and 9 no. 3 bed units) with associated balconies, and access cores. Block B (c. 1481.7 sqm GFA)- 3 storeys and shall consist of 18 no. apartment units (5 no. 1 bed units, and 13 no. 2-bed units) with associated balconies and access cores. Each residential unit has an associated area of private open space in the form of balconies. The development shall also provide for the provision of vehicular and pedestrian access off Howth Road; 35 no. car parking spaces at basement level - (including 2 no. designated accessible spaces and 18no. EV charging spaces), 2 no. motorcycle parking spaces, 135 no. bicycle parking spaces (105 no. resident spaces, 30 no. visitor spaces), refuse and recycling storage facilities, ESB substation and switch room, bicycle store, and plant and storage rooms. The site development and infrastructural works provide for water, foul and surface water drainage and all associated connections; all ESB connections/infrastructure and site service connections; all landscaping and public lighting; all boundary treatment works; internal walkways and hard landscaping; and all associated site clearance, demolition, and development works necessary to facilitate the development of the site. A Natura Impact Statement has been prepared in respect of the planning application.
