easyHotel Ireland Limited seek Planning Permission for revisions to previously granted Planning Permission Ref. WEB1828/25 at the existing 160 Bedroom Six-storey over Ground Level Hotel consisting of the following; 1) Revisions to the previously proposed separate Lounge/Seating Area and Breakfast Room layout at Ground Level which are now proposed to be amalgamated with the existing Ground Floor Reception Lobby into a single, open plan space with a 75-seat Breakfast Room area (reduced in size from that previously permitted), a repositioned Kitchen, Buffet Servery and Hotel Reception and additional Luggage Storage/Office space. 2) Provision of a total No. of 4 additional Hotel Bedrooms consisting of an extra 1 No. Double occupancy Hotel Bedroom, 2 No. Triple occupancy Hotel Bedrooms and an extra 1 No. Universal Access Double occupancy Hotel Bedroom, all located to the rear of the reduced Breakfast Room area at Ground Level facing Easterly to Wood Lane and Westerly to the rear access yard and requiring minor elevation amendments as described below. 3) Revisions to Fire Safety Escape Routes to facilitate the shared Lobby/Seating and Breakfast Room and additional 4 No. Hotel Bedrooms by construction of a fire-separated protected lobby and exit route to the repositioned final exit door on Benburb Street from the main stair of the existing hotel. 4) Revisions to Ground Floor shopfronts and signage on the Benburb Street South Elevation including repositioning of the main fire escape door to the Western bay, repositioning of the main entrance doors and overhead ‘easyHotel’ sign to the Central bay as a pair of electronic sliding doors with repositioned ‘easyHotel’ signage above and decorative opaque vinyl manifestations up to 1,200mm in height from ground level to the Eastern bay for modesty reasons to window-facing seats. 5) Revisions to Ground Floor shopfronts on the Wood Lane East Elevation including decorative opaque vinyl manifestations up to 1,200mm in height from ground level for modesty reasons to window-facing seats and additional powdercoated aluminium air extract and intake ventilation louvres at 2700mm above ground level to the Southern bay nearest Benburb Street and replacement of the Central recessed bay glazed shopfront with a mild steel privacy/security screen including a fire escape exit gate and 3 No. recessed Hotel Bedroom windows and 1 No. Fire Escape doorway set in a new recessed rendered blockwork wall. 6) Revision to the rear West elevation to include 1 No. new recessed Hotel Bedroom window facing onto the rear access yard. 7) Additional mechanical, heating and ventilation and plant as required which is all to be located within existing plant enclosures, risers and rooms. 8) Revisions to on site below ground drainage as required to facilitate the additional bedrooms and kitchen.
