Permission for development which consists of: permission is sought by Quadrant Investments ULC for a mixed-use development to consist of 1 no. retail unit and 62 no. apartments in 4 no. blocks at Clybaun Road, Galway City. The proposed development will consist of the following: • Block 01 consists of a 3-4 storey building, comprising of 20 no. apartments, to include 6 no. 1 bedroom units and 14 no. 2 bedroom units, together with 2 no. adjacent stand-alone single storey bike storage units and a stand-alone single storey bin storage unit. • Block 02 consists of a 3-4 storey building with retail unit at lower ground floor level (Gross Floor Area 222 sqm) and 14 no. apartments on the upper floors, to include 2 no.1 bedroom units, 9 no. 2 bedroom units, 3 no. 3 bedroom units, together with integrated bike and bin storage area at upper ground floor level, and an adjacent stand-alone single storey bin and bike storage unit. • Block 03 consists of a 4-storey building comprising of 8 no. 2 bedroom apartments, together with an adjacent stand-alone single storey bike storage unit and a stand-alone single storey bin storage unit. • Block 04 consists of a 3-4 storey building comprising of 20 no. 2 bedroom apartments, together with an integrated bike and bin storage area at ground floor level. • Access from existing road and footpath network established at “Concán na Cluana”, provision of new internal road and footpath network, pedestrian crossings, public lighting, public open spaces with play spaces, hard and soft landscaping areas, together with revised boundary treatments within the subject site. • Provision of potential future vehicular linkages to adjoining lands to the north and west, and potential future pedestrian linkages to the north, east and west, • Provision of car parking spaces which will include standard spaces, accessible spaces, EV spaces and set-down spaces, • Relocation of ESB poles and provision of new ESB Substation within the subject site, • Connection to the existing public mains water infrastructure and foul drainage network together with surface water drainage arrangements, to serve the development, together with all associated site works and services. The planning application will be accompanied by a Natura Impact Statement (NIS).
