Permission for development which consists of: We, Cairn Homes Properties Ltd, intend to apply for Permission for development at this site (c. 3.93 ha.) Tuam Road, Castlegar, Galway. The development will consist of: 1. The demolition of the existing structures on site (c. 707.61 sq. m). 2. Construction of 85 no. residential units across 8,738 sq. m. gross internal floor area (GIA) comprising of: a. 61 no. houses (6 no. 2-bed, 51 no. 3-bed and 4 no. 4-bed); and b. 24 no. duplex units (12 no. 2-bed and 12 no. 3-bed) 3. Construction of a creche (c. 130.6 sq. m.) 4. Construction of a new internal spine road including cycle track and pedestrian footpath from the Tuam Road (N83) for future connection to School Road; 5. Provision of a bus stop and turning facility; 6. Upgrade of the existing junction between the Tuam Road (N83) and City North Business Park to a signalised junction, including the provision of a fourth arm connecting to the proposed internal spine road. 7. Extension of the existing footpath along the Tuam Road (N83) frontage to connect into the existing pedestrian network and upgrade works at the School Road (L5040)/Tuam Road (N83) junction. 8. Provision of an ESB substation 9. The provision of hard and soft landscaping and boundary treatments 10. All associated surface water, watermain and foul water drainage services and connections (including nature-based drainage solution) and all associated site works and ancillary services necessary to facilitate the proposed development. A Natura Impact Statement (NIS) has been submitted along with this Planning Application
