for the provision of a total of 56no. dwellings, which shall comprise 6no. two-storey semi-detached 4-bed dwellings, 34no. two-storey semi-detached 3-bed dwellings, 4no. two-storey semi-detached 2-bed dwellings, 12no. apartments contained in 2no. 6-unit two/three storey apartment buildings comprising of 2no. 1-bed units, 6no. 2-bed units and 4no. 3-bed duplex units. Provision of new internal roadways and footpaths by extension of the existing residential road network serving the existing Shanrath Housing Estate, with associated works to facilitate vehicular, pedestrian and cycle access and car parking. Realignment of existing estate vehicle entrance and main access road including provision of passive traffic calming measures, reduction in length of straights, raised speed tables, reduction in carriageway width and junction radii, and provision of pedestrian crossing points. Provision of a shared footpath and cycle lane connecting to existing segregated shared cycle pedestrian path; (e) Provision of open space areas to include all hard and soft landscape works, planting and boundary treatments. All other associated site excavation, infrastructural and site development works above and below ground including; surface water drainage system, foul sewerage network including connection to previously approved foul pumping station (Planning Reference 24/61174), public lighting and all ancillary site development works.
