the development will consist of the demolition of the existing residential dwelling and garden room on site (c. 524.94 sq.m) and the construction of 51 no. residential units as follows: I. 23 no. houses consisting of: 19 no. 2-storey houses, comprising 17 no. 3-bedroom semi-detached and 2 no. mid-terrace 2-bedroom units and 4 no. 2 and a half storey, semi-detached 4-bedroom houses; ii. 28 no. apartment units in 1 no. 4-storey and 3 no. 3-storey buildings comprising 4 no. 1-bedroom apartment units, 21 no. 2-bedroom apartment units and 3 no. 3-bedroom apartment units, all with private amenity space/balcony; iii. Provision of c.2,766 sq.m of Public Open Space, hard and soft landscaping (including public lighting & boundary treatment) and c.427 sq.m of Communal Open Space; iv. Vehicular access will be provided from the existing site entrance on the Ratoath Road (R125) to the south of the site and provision of a pedestrian access and footpath from the Dublin Road (R135) to the north of the site to tie in with existing footpath; v. Provision of 101 no. car parking spaces and 92 no. bicycle parking spaces and all internal roads and footpaths; vi. Surface water attenuation measures, connection to water supply, provision of foul drainage infrastructure to Irish Water specifications including provision of foul sewer along the Dublin Road for c.485m to tie into existing foul infrastructure manhole and all associated site development and landscaping works.
