a Large Scale Residential Development at Wallers Lot / Hughes Lot East, Cashel, Co. Tipperary. The site is bounded by the Bregawn residential estate currently under construction to the South, Cathal Brugha Street and Ard Mhuire Estate to the West, residential and amenity zoned lands to the North and East. The development will consist of the demolition of an existing agricultural building and the erection of 139 Dwellings and Creche on a site area of 4.51 Hectares. The development is accessed from a new southern roundabout junction at the R692 Upper Green Road ( Clonmel Road) and more specifically described as: • Demolition of existing steel portal framed and concrete block agricultural buildings • 8no two storey two bedroom terraced dwellings • 36no two storey three bedroom semi-detached dwellings • 66no two storey four bedroom semi detached dwellings • 9no two storey four bedroom detached dwellings • 20no Apartments in a three storey block comprising at Ground Floor 2no 1 bedroom and 2no 2 Bedroom Apartments; at First Floor 4no 1 bedroom and 4no 2 Bedroom apartments; at second Floor 4no 1 bedroom and 4no 2 Bedroom Apartments • Creche with a gross floor area of 286M2 located with the Ground Floor of the 3 Storey Apartment Building, creche external play area, Bin store and covered bicycle stand • 276no car parking spaces (250no spaces for dwellings, 26no visitor and Creche parking spaces, Creche set-down area, 20 secure bicycle spaces and 6 visitor bicycle spaces for the Apartments and Creche. • Private, communal and public landscaped amenity spaces, internal estate road network, pedestrian pavement network, a new pedestrian pavement extending to the North-West boundary of the proposal, inter-site boundary walls and fences, new site boundary walls and fences, undergrounding of existing overhead electricity supply cables traversing the development site, ESB sub station, public lighting, public drainage and water services connections and associated site development works
