development to amend a permitted SHD An Bord Pleánala Ref. No. 313099-22 comprising 130 no. residential dwellings. The proposed development will consist of a reduction in the overall number of dwellings permitted from 130 to 117 by way of the omission of 3 no 2.5 storey apartment /duplex buildings in the eastern part of the site and replacement of these with 2 no. semi-detached 2 storey dwellings identified as House Type A) to the south of the site entrance; 4 no. 2 storey semi-detached dwellings (identified as House Types A and C) to the north of the site entrance; 1 no. 2 storey detached dwelling (identified as Type A); and a 2 storey terraced block consisting of 4 no. 2 storey dwellings (identified as House Types A and B1) and associated reconfiguration of internal road and car parking layouts in the immediate vicinity. In addition, revisions consisting of elevational changes and a reduction in the gross floor area are also proposed to permitted House Types A and C. It is also proposed to replace 1 No. house type A1 with proposed House type A: 4 No. House types B to proposed House type C2; 5 No. house types B to proposed House type C; 6 No. house types C1 to proposed house type B1 and 4 No. house type C to proposed house type C2. These changes include revisions to the gross floor areas as originally permitted. All other proposed revisions to dwellings are restricted to minor elevational changes and the repositioning of housing blocks within the site. House type names have been changed and are identified on the accompanying site layout drawing. To facilitate the above amendments revisions to the internal road and car parking layout are also proposed. These include revisions to the internal access road in the south-eastern corner of the site comprising the omission of the turning area and cul-de-sac to provide for a fully connected internal street network at this location; the replacement of grouped parking spaces with in-curtilage car parking spaces to serve Blocks 3 and 4; the reconfiguration of the grouped car parking layout serving permitted blocks 20 and No. 27 to provide for parallel street parking to the front and side of these dwellings; the replacement of grouped car parking spaces serving permitted Block 28 with in-curtilage spaces to serve these dwellings. The proposed development also provides for all associated works to services and utilities, public lighting, landscaping and boundary treatments and all associated site development works
