Proposed Development

Trigon Hotels Ltd, intend to apply for a 10-year permission for full planning permission for the redevelopment and refurbishment of the Metropole Hotel and former P.J. O' Hea site at a site bounded by MacCurtain Street to the north, St. Patrick's Quay to the south and existing buildings to the east and west; Harley's Street traverses the centre of the site. The proposed development consists of 1) the demolition of buildings to the south of the original Metropole hotel including the modern existing rear extension, Leeside Leisure, and part of No. 25 St Patrick's Quay (the façade of No. 25 St. Patrick's Quay is to be kept and incorporated into the hotel redevelopment) and 2) the demolition of the former P.J. O' Hea building St Patrick's Quay and Harley's Street. The proposed development includes the construction of a new hotel extension of 6 floors over upper & lower ground level to the south of the existing Metropole Hotel with primary access from the existing MacCurtain Street Hotel entrance at Ground Floor level. It includes hotel accommodation of 140 new bedrooms, bar and restaurant facilities, 4 no. retail / cafe units at ground floor level, penthouse function rooms, 2 levels of basement parking for 92 cars, ancillary hotel uses and site access and development works. The refurbishment and renovation of the existing hotel building includes 43 bedroom suites and meeting rooms, the rein-statement of original ground floor frontage and the historic entrance on MacCurtain Street. The proposed development also allows for the construction of a new 228 bedroom hotel at the former P.J. O' Hea site consisting of 6 floors of bedroom accommodation over upper and lower ground floor lobby and including hotel bar with one retail unit, roof terrace and two no. link bridges to the Metropole Hotel over Harley's Street. The proposed overall development will allow for a total of 411 no. bedrooms. Access to the car park is via St. Patrick's Quay. The proposed development includes signage and all associated site development works. This application is accompanied by a Natura Impact Statement (NIS) and Environmental Impact Statement (EIS) / Environmental Impact Assessment Report (EIAR) The Metropole Hotel is a protected structure (Cork City Council Record of Protected Structures listing PS 185)
