Proposed works to include: 1) Refurbishment and change of use of existing disused old stone outbuildings from agricultural and domestic use to Yoga & Wellness Centre (Which will comprise 3 no. treatment rooms and ancillary storage area); 2) Removal off site of existing storage container; 3) Construction of new stand-alone single-storey building on site (to accommodate a yoga studio, ancillary WC and changing area, office and kitchenette) ; 4) Provision of car parking and bicycle spaces and network of pathways to serve the proposed Yoga & Wellness Centre: 5) Installation of new waste water treatment system to serve the proposed Yoga & Wellness Centre; 6) All associated ancillary site works, including new boundary treatment and landscaping works. Planning permission is also sought for the retention of the existing site entrance and road boundary treatments, as constructed (from that permitted under Plg. Ref. no. 066692), serving the existing family farm and dwelling on site, from the local public road (L2216). Planning permission is sought for the existing site entrance, to be used as a shared entrance to access both the existing adjacent family farm & dwelling and the new proposed Yoga & Wellness Centre.

Construction of 75 no. dwelling houses, 14 no. residential serviced sites, a crèche and all associated ancillary development works including a roundabout at the entrance to the site at the junction of Killumney Road (L2216) and the Crossbarry Road (L2218); closure of existing vehicular entrance and provision of new vehicular entrance/access from new internal access road to serve the existing dwelling adjoining the eastern boundary of the site, parking, footpaths pedestrian crossings, lighting, foul and surface/storm water, drainage, landscaping and amenity areas.

The proposed development will modify part of the residential development previously permitted under An Bord Pleanála Ref: 302638-18 (Cork County Council Ref: 17/7165) and includes the same access arrangements/roundabout at the junction of the Killumney Road (L2216) and the Crossbarry Road (L2218) previously permitted under 302638-18.
