The proposed development seeks to provide site development works for future industrial development including site excavation, regrading of existing levels, undergrounding of existing electrical cables, landscaping and boundary treatment works. The proposed development also makes provision for a temporary construction access from the adjacent public road and a temporary perimeter surface water drainage system.

Primary access to the proposed development is from the R613 with a secondary access via an existing entrance from the L2496.
