The proposed development comprises 4 no. 4 bedroom detached dwelling houses, 4 no. 4 bedroom semi-detached dwelling houses, 27 no. 3 bedroom detached/semi-detached/townhouse dwellings and 9 no. 2 bedroom semi-detached/terrace/end of terrace dwellings. The proposed development provides for the alteration of the property boundary of an existing dwelling, the decommissioning of the existing septic tank and percolation area serving the dwelling and its connection of the sewer network serving the proposed residential development. Vehicular and pedestrian access to the proposed development will be provided from the L2063 to the north of the site with pedestrian access also provided from the L2020/Crossmahon Road to the south. 2 no. detached 4 bedroom dwellings will be accessed via a new entrance from the L2020/Crossmahon Road.
