The proposed development provides for the alteration of the property boundary of an existing dwelling, the decommissioning of the existing septic tank and percolation area serving the dwelling and its connection of the sewer network serving the proposed residential development. Vehicular and pedestrian access to the proposed development will be provided from the L2063 to the north of the site with pedestrian access also provided from the L2020/Crossmahon Road to the south. 2 no. detached 4 bedroom dwellings will be accessed via a new entrance from the L2020/Crossmahon Road. The proposed development also includes public realm improvements comprising new footpath infrastructure, the provision of pedestrian crossing on the L2020/Crossmahon Road and all other ancillary site development works.

The proposed residential development comprises phase 2 of the scheme, with Phase 1 previously granted under Plg/ reg. No. 23/6403 (consisting of permitted 16 no. dwelling houses and associated site works).
