The proposed development will consist of demolition of the existing Church of the Annunciation building (c.3166sqm) and construction of a new church/parish pastoral centre building on a smaller site of 0.44ha. The residual site area (0.72ha) will be subject of a separate future application. The new church/pastoral centre building has accommodation totalling 625sqm gross floor area on one level (maximum height 9.3 metres) and incorporates an external courtyard garden area and a storage shed (17sq.m). Vehicular access to a new car park (30 spaces) will be from existing access on Cappagh Road with the existing access from Cardiffsbridge Road to be closed. New pedestrian accesses are proposed from Cappagh Road and Cardiffsbridge Road to a hard and soft landscaped space around the new building which includes a cross sculpture (14 metres high). Permission is also sought for all associated site and development works.

The proposed development comprises site clearance works and the construction of a new Church / Parish Pastoral Centre building.
