The subject site is located at Steward's House and associated lands, at the central portion of Abbeyleix Estate, in the townland of Abbeyleix Demesne, Co. Laois. Steward's House is located in close proximity to the following Protected Structures: Stable Yard (RPS-90-D); Home Farm House (RPS-90-O); and Church of Ireland (RPS-90-B). The development will consist of: the demolition of existing two storey extension (c.55 sq m) and porch area; the construction of new pitched roof single storey extension to side (north) and rear (west) of main house (c.61 sq m), a new flat roof orangery with rooflight to rear (west) of main house (c.32 sq m), a new ancillary outbuilding/ shed (c.6 sq m) and a new section of boundary wall; internal and external alterations to the main house including the formation, removal and enlargement of opes; repair and restoration works including new external lime plaster finish; removal of non-original internal partitions and refurbishment of windows; and restoration works to existing Dovecote including reconstruction of damaged wall sections, repainting and construction of new roof. The development will also consist of: the formation of new estate access road (c.125 m in length); soft and hard landscaping works, including boundary treatment and the construction of a gravel driveway to front (east of house); foul drainage network discharging to new on-site septic tank and percolation area; storm drainage network discharging to new on-site infiltration area; watermain connecting to existing watermain serving the estate; and all associated site development works.
