The development will consist of the deconstruction of existing above ground structure (including shallow foundations) and the re-construction of the structure, including: Construction of new piled concrete ground beams and pile caps; Installation of new supporting steel super structure; Re-construction of masonry super structure and timber roof structure (re-using existing materials); Re-roofing (using new clay tiles to match existing); Refurbishment of existing porch door; New window timber latticework; New land drains along perimeter of walls; Refurbishment of iron railings; Associated site works. All proposed works will be undertaken above the river level. A Natura Impact Statement has been prepared in respect of the proposed development.

The development will consist of works to repair and preserve Monk's Bridge, including the following: localised vegetation removal, including the carriageway and embankments; localised clearance of sediment deposit; localised re-pointing of masonry; reconstruction of collapsed parapet; stitching cracks in elevations and arch barrels; reinstatement of displaced masonry;localised grouting of abutments, piers, cutwaters and wing walls; new carriageway wearing course with surface water drainage (including tanked filter drain and soakaway infiltration trench); new limestone jostle stones either side of the carriageway; refurbishment of iron railing, gates and associated elements; new automatic retractable bollards to east approach lay-by and all associated site development works. Abbeyleix House is a Protected Structure (RPS-090-C). The development will consist of: Proposed alterations to the central first floor window (south elevation) to form a door opening, with a 1.1m glazed screen, to provide for use of the Juliet balcony; proposed alterations to the first floor northern end window (east elevation) to form a door opening onto a proposed terrace, utilising flat roof of ground floor annex (study) and including 1.1m high balustrade and planters; the upgrade of 6 no. first floor sash windows to new slim double-glazed window units; and all associated works, including making good works.

The subject site is located to the south of the farmyard and east of Bothy Cottages, in the central portion of Abbeyleix Estate, in the townland of Abbeyleix Demesne, Co. Laois. The site is also located in close proximity to the following protected structures: Stable Yard (RPS-90-D); Home Farm House (RPS-90-O); and Church of Ireland (RPS-90-B).The development will consist of the construction of concrete panelled storage bays (ranging between 2 - 2.6m in height with a total area of 378m2) and associated works, including 7 no. bays (6m x 6m) and 7 no. bays (3m x 6m); new concrete hard standing (1,605m2); new surface water sewer including petrol interceptor and soakaway and new connection into existing watermain to facilitate a hose down area; and associated site works

Steward's House is located in close proximity to the following Protected Structures: Stable Yard (RPS-90-D); Home Farm House (RPS-90-O); and Church of Ireland (RPS-90-B). The development will consist of: the demolition of existing two storey extension (c.55 sq m) and porch area; the construction of new pitched roof single storey extension to side (north) and rear (west) of main house (c.61 sq m), a new flat roof orangery with rooflight to rear (west) of main house (c.32 sq m), a new ancillary outbuilding/ shed (c.6 sq m) and a new section of boundary wall; internal and external alterations to the main house including the formation, removal and enlargement of opes; repair and restoration works including new external lime plaster finish; removal of non-original internal partitions and refurbishment of windows; and restoration works to existing Dovecote including reconstruction of damaged wall sections, repainting and construction of new roof. Lace Cottage is a Protected Structure (RPS-090-J). The development will consist of: demolition of single storey extension to the rear of the main house (15 sq m); removal of oil tank structure; removal of dormer window to rear; and removal of concrete slab to ground floor room; construction of single storey flat roof (with pitched roof lantern) timber orangery to rear (north) of main house (24 sq m); construction of a new outbuilding/ shed structure to rear (north-east) of main house (5 sq m); construction of single storey flat roof connecting structure between main house and annexe (1.5 sq m); re-roofing of main house and annexe, including new rainwater goods; external and internal alterations including structural masonry repair works to cottage front elevation; re-rendering of main house and annexe elevations; alterations to internal first floor layout, including alterations to internal partitions and openings; installation of new heated solid ground floor slab; alterations, formation and reinstatement of opes; and upgrading of building services throughout.
